‘Bang for buck’: Mainland buyers driving property boom in regional Tasmania

Tasmanian property prices continue to increase, bucking the national trend, and industry analysts do not believe they will fall anytime soon.

CoreLogic’s November property figures show Hobart is the nation’s best performing capital city , with dwelling values increasing 0.7 per cent last month, and by 9.3 per cent in the past year.

Tasmania’s regional areas are also booming; Launceston and the north-east recorded 12.1 per cent dwelling value growths for the year to November, while west and north-west dwelling values rose 9.1 per cent in the same period.

Nationally, dwelling values fell by 0.7 per cent last month recording the weakest month-on-month change in values since the global financial crisis, according to the CoreLogic report.

CoreLogic’s head of research Tim Lawless said Tasmania’s “affordable” house prices and the “lifestyle factor” were drawing in more buyers to the island state and increasing property prices.

“A typical dwelling price in Hobart is about $450,000, so compare that to Sydney where it’s $821,000 and Melbourne where it’s nearly $600,000,” Mr Lawless said.

“Many of the regional markets of Tasmania are actually now outperforming Hobart and we have seen a ripple of demand moving away from Hobart into some of the regional areas.

“For example, across Launceston values are up 12.1 per cent over the past 12 months, and that’s actually the best performing regional market throughout Australia.”

Mr Lawless said he did not believe Tasmanian prices had hit their peak yet, but affordability constraints from local buyers could slow down the market.

“Back through 2017 to the middle of this year, we were generally seeing Hobart prices rising 12 to 13 per cent per annum,” Mr Lawless said.

“The annual rate of growth has drifted lower in Hobart to 9.3 per cent, so we have seen some heat come out of the market — but on a monthly and quarterly basis we’re still seeing values rising.

“So clearly we aren’t at the peak of the market in that sense.”

Multi-million-dollar properties snapped up by interstate buyers

Launceston’s residential price record was broken late last month by the sale of 19th-century home Glenfruin in Brisbane Street, which sold for $3.25 million.

Knight Frank real estate agent Rodney Rawlings, who sold the property and also sold Calstock at Deloraine for $3.4 million the following week, said Tasmanian properties were good value for money for many interstate buyers.

“In particular when we sold 1 Brisbane Street and Calstock in Deloraine, both the purchasers were delighted with the bang they could get for their buck compared to the mainland,” Mr Rawlings said.

“Both parties that bought the properties like our lifestyle, how clean and green we are, how we’re still so close to major airports and the health system.”

Calstock was purchased by a Victorian buyer, while Glenfruin was brought by a woman originally from Sydney,

“There is no doubt that prices are starting to increase and that’s evident in the sales and the demand,” Mr Rawlings said.

“My personal opinion is that they will still keep rising for a little while … we’ve still got really good demand and even with the increases we have, we’re still showing great value for money.”

Carter G. Woodson, a historian, author, journalist and the founder of the Association for the Study of African American Life and History (ASALH), launched Negro History Week on February 7, 1926. In 1976 it became Black History Month. Woodson endeavored to showcase the accomplishments and contributions of Black Americans to American history and culture. He believed that it was important for history to reflect the significance of Black experience throughout the diaspora. Woodson was an important figure to the movement of Afrocentrism, due to his perspective of placing people of African descent at the center of the study of history and the human experience.

Born in Virginia, the son of formerly enslaved people, Woodson had to put off schooling while he worked in the coal mines of West Virginia. He graduated from Berea College, and became a teacher and school administrator. Earning graduate degrees at the University of Chicago, Woodson then became the second African American, after W. E. B. DuBois to obtain a PhD degree from Harvard University. Woodson remains the only person whose parents were enslaved in the United States to obtain a PhD in history. He taught at historically black colleges, Howard University and West Virginia State University, but spent most his career in Washington, DC managing the ASALH, public speaking, writing, and publishing.

Woodson was ostracized by some of his contemporaries because of his insistence on defining a category of history related to ethnic culture and race. At the time, these educators felt that it was wrong to teach or understand African-American history as separate from more general American history. According to these educators, “Negroes” were simply Americans, darker skinned, but with no history apart from that of any other. Thus Woodson’s efforts to get Black culture and history into the curricula of institutions, even historically Black colleges, were often unsuccessful.

Today, the Washington, DC home from which he accomplished so much of his work is a museum open to the public. Called the Carter G. Woodson Home National Historic Site , it is located at 1538 9th Street NW, in the Shaw neighborhood. He lived there from 1922 until his death in 1950. The home continued to serve as the national headquarters of the ASALH until the early 1970s. The house was designated a National Historic Landmark in 1976 but became vacant in the 1990s. In 2001, the National Trust for Historic Preservation placed the site on its annual ” America’s 11 Most Endangered Historic Places ” list. With advocacy by the NTHP, the DC Preservation League, community activists, and Congresswoman Eleanor Holmes Norton , the National Historic Site was authorized by Public Law 108-192 on December 19, 2003, and established by Secretary of the Interior Gale Norton on February 27, 2006.

In 2005, the property was acquired by the National Park Service, which opened it to the public in 2017. It is operated in conjunction with the Mary McLeod Bethune Council House National Historic Site .

The three-story brick townhouse saw a great deal of activity: while the second floor of his home housed Woodson’s office and library, the basement served as a make-shift archives. Woodson preserved rare artifacts and collections that documented the African American and African Diaspora experience. In his annual report for 1941, he noted: “The Association…has on hand in its fireproof safe in the national office an additional 1,000 or more manuscripts which will be turned over to the Library of Congress as soon as they can be properly assorted. These manuscripts consist of valuable letters of the most noted Negroes of our time: Francis J. Grimke, Charles Young, Frederick Douglass, Booker T. Washington, and Richard Theodore Greerer.”

Today, the Carter G. Woodson Home National Historic Site is temporarily closed due to an ambitious renovation project. The anticipated reopening is scheduled for Spring of 2023.

Ricky Kej, a composer from Bengaluru, got his third Grammy Award.

Bengaluru based music composer Ricky Kej has won his third Grammy Award for the album “Divine Tides”. Stewart Copeland, drummer of the legendary British rock band The Police, who collaborated with Kej on the record, shared the honour with Ricky.

The pair received the gramophone award for best immersive audio album winner at the 65th Annual Grammy Awards. Last year, they won a Grammy for best new age album for the same record.

Who is Ricky Kej?

Ricky Kej, who was born in North Carolina in 1981, is half-Punjabi and half-Marwari and has been living in Bengaluru since the age of eight. He attended Bishop Cotton School in Bengaluru before graduating from Oxford Dental College with a degree in dentistry.

Ricky is the youngest recipient of a Grammy Award, and he is only the fourth Indian to get the honour. In 2015, Ricky took home his first Grammy Award for his album “Winds of Samsara”, which was honoured as the year’s finest New Age recording.

His extensive body of work includes 16 worldwide studio albums, over 3500 commercials, and four feature films, including the natural history documentary ‘Wild Karnataka,’ narrated by Sir David Attenborough.
